To obtain a Massachusetts real estate salesperson license, an applicant must: (1) be at least 18 years old; (2) complete 40 hours of approved pre-licensure education from a Board-approved real estate school; (3) pass the Massachusetts real estate salesperson examination administered by PSI Services; and (4) be affiliated with a licensed Massachusetts real estate broker who co-signs the license application. The Massachusetts salesperson examination has two portions: a national portion covering general real estate principles and a state-specific portion covering Massachusetts law and practice. Massachusetts has reciprocity with Connecticut, Rhode Island, West Virginia, Nebraska, Iowa, Tennessee, Mississippi, Georgia, Colorado, and several other states — the specific agreements are subject to change and should be verified with the Board. A criminal background check (CORI/SORI) is required; a prior criminal record does not automatically disqualify an applicant but the Board reviews each case individually.

The salesperson license is issued for a two-year term and must be renewed biennially. Renewal requires completion of 12 hours of continuing education (CE) during each two-year license cycle. The 12 CE hours must include specific mandatory topics: fair housing law, agency law, and other Board-designated subjects. Renewal without completing CE results in an expired license, and practicing with an expired license constitutes unlicensed activity — a civil and potentially criminal offense. Late renewal within a specified grace period (generally 90 days after expiration) may be allowed upon payment of a penalty fee. Beyond the grace period, the applicant must retake the exam and reapply as a new licensee.

To upgrade from salesperson to broker, an individual must: hold an active Massachusetts salesperson license, accumulate at least three years of active full-time real estate experience as a licensed salesperson, and complete 40 additional hours of broker-level education. The broker examination includes more advanced topics covering brokerage management, trust account administration, contract law, and supervision of salespersons. Reciprocal broker licenses are available to out-of-state brokers licensed in states with which Massachusetts has a reciprocity agreement.
